For Individuals

Residential Property

Disciplined conveyancing for purchases, sales, leasehold and remortgages.

Overview

How we advise

Buying, selling or refinancing a home is one of the most significant transactions most people undertake. Our conveyancing team focuses on doing the underlying work well: reading titles carefully, raising and following up enquiries, and keeping our clients and their lenders informed at each key stage.

Where we help

Areas of work

Purchases

Freehold and leasehold purchases, including reviewing titles, lease terms, searches, planning matters and lender requirements.

Sales

Preparing the contract pack, responding to enquiries and coordinating with your buyer's solicitor through to completion.

Leasehold matters

Lease extensions, deeds of variation, licences to alter and freehold acquisitions under the leasehold enfranchisement regime.

Remortgages & transfers of equity

Refinancing, adding or removing a party from the title and related declarations of trust.

New build & Help to Buy

New-build purchases with tight developer timescales, and equity loan and shared ownership arrangements.

Related work

Statutory declarations, indemnity policies and post-completion matters including SDLT returns and Land Registry applications.
How we work

A clear, structured process

  1. Step 01

    Instruction & quote

A written quote setting out our fees, disbursements and SDLT, and the anti-money-laundering steps required.

  2. Step 02

    Investigation

Review of title, lease, searches, planning and lender requirements, with enquiries raised and followed up.

  3. Step 03

    Exchange

Once terms and finance are ready, we exchange contracts and fix a completion date.

  4. Step 04

    Completion

Funds are moved, keys released, and post-completion filings with HMRC and the Land Registry are attended to.

Fees & funding

Transparent, considered fees

Conveyancing is typically offered on a fixed-fee basis. Our quotes distinguish clearly between our legal fee, VAT and third-party disbursements such as search fees, Land Registry fees and Stamp Duty Land Tax. A written quote is provided before you commit.
